This is an excellent offer, given how expensive private home rentals can be. The base earning rate for Homes & Villas by Marriott Bonvoy is 5 points per USD spent. With 5x, you can earn 25 points per USD. Plus, elite status bonus, if any.
There are certain charges that do not earn points or bonus points. e.g., taxes, booking fees, cleaning fees, security deposits, and extra add-on services.
There appears to be no upper limit to the number of bonus points you can earn with this promotion.
Remember that there are certain categories of properties that are excluded from the Marriott Bonvoy program (no points, no bonus points), even though they are bookable from Homes & Villas by Marriott Bonvoy platform.
For example:
